The number of homes on the market for buyers to select from in the Northern Palm Beaches has been steadily rising. As of April 1st, inventory levels are up again, but starting to slow. Over the past couple weeks inventory has only risen about 6 tenths of one percent. In real numbers that means a total of 14 more listings for buyers to choose from throughout the entire Northern Palm Beach region. Barely noticeable.

Anyone looking to buy or sell real estate in and around the Jupiter area more than likely have a question about just what is going on. Some segments are doing very well with the best waterfront opportunities selling at record prices. The local real estate market continues to chug on down the road towards another season and our northern friends can already be seen around town. What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at  least the next two years.  I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.

After what has been an unbelievable spring and summer buying season I was chomping at the bit to pull the final numbers for home sales throughout the region for July. With all the negative news on the economic road map perhaps the best bit of news was the Fed’s announcement that they will try to keep interest rates artificially low for at least 2 more years. Jupiter Single Family Home Sales Hit New Year Long High.
After falling slightly in February Jupiter single family home sales soared like an eagle during March jumping 72% to a new yearly high. During the month our local MLS system shows a total of 91 successful closings as of this mornings’ update. That compares with 53 sales in February and a continuation of a market improving even though prices are still being held down.

Interest rates increased last week but still remain very low and the market remains perfect for buyers and those who still have not taken this historical opportunity to refinance. Interest rates dropped again last week for the 4th time in 5 weeks and are now at the lowest we have seen since January 16th. As of this morning the average overnight rate, as reported by Bankrate.com, for a 30 year fixed rate sits at 4.76% down 6 basis points from the 4.82% we were at last Sunday. Jupiter single family homes sales post another strong showing in February.
February home sales in Jupiter were respectable in number with another strong showing in the sales of luxury homes keeping up close to 12 month highs for median prices. During January our local MLS system shows a total of 53 successful closings as of this mornings’ update. That compares with 54 sales in December and once again within the range we have been seeing over the past 7 months
