Talk about low inventory of detached houses for sale in metro Moncton - Dieppe - Riverview ! The chart above illustrates the scarcity of active listings on our MLS System. Current real estate maket conditions definitely favor Sellers. Buyers are waiting for new listings to come on the market, sometimes becoming frustrated when those new listngs attract multiple offers.
Buyers as well as Sellers woulde be wise to obtain independent advice in this Moncton area real estate market.

We are in the middle of the Spring real estate market. There are lots of properties on the market and some of the sellers are very motivated to sell. Potential buyers in this amarket would be wise to look at some of the offerings now.

The May 2015 Moncton MLS® Home Price Index declined .16 % from April, 1.04 % from February, 2.68% from six months ago and and 3.44% from May 2014.
 
Winter's snowbanks had melted away and the weather in May was quite nice. The number of sales reported in May 2015 was very close to the number reported in May 2014. However the Home Price Index fell 3.44% from last year's level in May.
Unrepresented home buyers should take note and speak with a Moncton buyer's agent.

My graph illustrates sales reported in the first five months of 2015 compared to sales in the first five months of the five previous years.
Approximately six out of ten sales reported were located in the City of Moncton.
The balance of sales were split between Dieppe and Riverview, though not quite evenly.  In 2015 for the period to the end of May, 23 % of reported sales were located in the City of Dieppe while 17% of reported sales were located in the Town of Riverview.

The February 2015 Moncton  MLS® Home Price Index declined 1.19 % from last month, 1.65 % from three months ago, 2.19% from six months ago and and 2.27% from February 2014.
 
The frequency and amount of this Winter's snowfall may have effected the Moncton real estate market. The real estate market may pick up when the snowbanks melt away which might only occur sometime in May!

January 2015 HPI declines in all major areas
Yes, all areas of greater Moncton declined from 12 months ago, 6 months ago, 3 months ago and last month. Note however the home price index for the City of Moncton showed the smallest decline from January 2014. Yes folks, it's a buyer's market in the greater Moncton area. It's a great time of year to make a smart buy in #Moncton area #realestate.

moncton: Moncton Area Real Estate Market Graph for October 2013 - 11/01/13 09:39 PM

I strive to create a graph that speaks for itself.
However I also like to comment, so here is mine.
In the greater Moncton area we've seen listings at an elevated level for a year. It now appears we have reached a new plateau for active residential listings on the market.
This October, the number of residential sales reported is at the lowest level in the last nine years.
Yes, in general it's a buyer's market out there.
Savvy buyers should take advantage of the market conditions.

Active residential listings at the end of September were slightly less than they were a year ago, but still above average. The Autumn market is now upon us. It will be interesting to see if the number of active listings drops off in the next three months or have we reached a new "normal" level for active listings?
September residential unit sales were down slightly. Yes, it's a buyer's market out there. It's an opportunity for savvy buyers to take advantage.
