As Spring approaches, we are in seriously uncharted territory. Obviously Sellers have the advantage in the current marketplace. Will a surge in Sellers quell Buyer's thirst for listings? Will Buyers, who've been waiting on the sidelines, become disillusioned with market conditions? This Spring, will builders be willing and able to supply new housing listings to the marketplace? Active residential listings continue to be at historic low levels. Monthly sales remain in the normal range however active listings are in short supply. This will certainly favor Sellers over Buyers in the tri-community "metro" Moncton area. To be fully represented, Buyers as well as Sellers should choose the undivided loyalty of single agency representation. This is no time to agree to the limited representation of double agency. My March residential real estate statistics graph for the entire Moncton area reveals: March 2014 sales reported were slightly below the 10 year average New listings entered in the system were above the 10 year average Active residential listings at the end of March is at the highest level in the last 10 years The graph leads to this conclusion. At this time the residential real estate market in Southeast New Brunswick favours buyers over sellers.

moncton area market report: Moncton Area Growing And Leads NB Real Estate Sales

You can clearly see the strength of the Moncton real estate market in by my visual representation of the total number of reported for all three major New Brunswick real estate markets. While October's reported MLS® unit sales have not surpassed 2007 record for October, unit sales have remained fairly consistent over the last three years. This consistency inspires Buyer confidence in our local real estate market.

(More details on www.blogMoncton.com) The housing sales numbers for the first quarter of 2010 show a positive trend across the Moncton and Southeast NB area. Two items are worth noting. The number of active residential listings at the end March reached a record high, two percent above the previous record for March. And in metro Moncton (inside the municipal limits of Moncton, Dieppe and Riverview) the record number reported of unit sales of new construction housing accounted for one third of the total residential housing units sold since the beginning of Janaury.
