South Orange's average residential listing price fell from $641,361 to $595,483, representing a 7.15% reduction in March 2009 over March 2008.
The variance in the number of listings for the same period was negligible, one less this year than last year's 161.
 2009 saw a surge in new listings at 44, up from 31 last year. The average price of a property listed in March 2009 was $573,302 down from the $604,823 of March 2008; representing a 5.21% drop in the average listing price for new  listings.

sales: Monthly Residential Property Market Analysis For Fanwood, New Jersey- August 2008 - 11/15/08 03:55 PM
Fanwood's residential listings were down by 24% in August 2008 by comparison to last year. The listing price was down by 4%, with an average of $457,665. New listings were also down by27% with an average price of $465,291.
Homes under contract and scheduled to close were also down by nearly 14%, with an average price of $460,100. However, closings for the month were up 8%, with an average sales price of $431,393.

The number of listings for August 2007 was 445 with an average price of $336,766  & August 2008 was 510  with an average price of $296,757. More properties were available for sale this year. However, prices were down by 12%.
New residential listings during the month were 81 with an average of $315,290 for July 2007 and July 2008 was 69 residential listings averaging $283,960. Fewer properties came on the market this August and prices were down by 10%.

The July 2007 average volume of residential listings was 238 with an average price of $666,834 . The July 2008 volume was 203 with an average price of $696,472. The Change in volume was a 1% decrease.
Equally interesting was the similarities in the new listings activity. July 2007 saw 40 listings averaging $554,493 and July 2008 had 40 new listings averaging $539,016.
Now we come to the numbers reflecting the sales activity. July 2007 had 24 properties go under contract averaging $533,725 versus July 2008 with 15 properties averaging $564,053.

New residential listings during the month were 29 with an average of $682,607 for July 2007 and July 2008 was 34 residential listings averaging $730,894.
Now we come to the numbers reflecting the sales activity. July 2007 had 16 properties go under contract averaging $764,344 versus July 2008 with 20 properties aveaging $500,165.
Finally, the month of July 2007 closed out with 24 homes sold averaging $596,417, while July 2008 saw 15 homes sold averaging $589,533.

The volume of listings were significantly less for July 2007, at 176 with an average price of $518,660 versus July 2008, which came in at 209 with an average price of $470,426. The change in price point represented a 9% reduction and the change in volume represents a 18.75% increase.
The number of new listings was not far apart with July 2007 at 39 and July 2008 at 44. Here we see a reverse in pricing. Theaverage price point in July 2008 was $525,191, representing an increase over July 2007 by 5.5%.

North Plainfield is marching to a tune all of it's own. While many municipalities in the central part of the state are experiencing around three months on the market before closing, North Plainfield is firmly at the two month mark.
Last month there were 305 homes for sale with an average listing price of $335,056. During June of last year, there were 223 homes on the market with an average list price of $326, 137. Here again we see another anomaly, where  unlike most other municipalities, North Plainfield's listing prices have not taken a serious dive.

The township of Westfield was formed in 1794. The first railroad line through Westfield was established in 1838. The first newspaper "The Townsman" followed in 1875 and by 1895 electric, telephone, water and sewer services were available.
Fast forward to December 2006 and this township is one of the most desirable residential communities in central New Jersey.
There were 218 residential properties for sale in December 2006 with an average price of $1,044,007, most of which had lingered on the market for nearly four months.

No surprise here. Westfield has very few properties that are two to four family. There were none on the market in November. Not only were there no multi-family properties on the market, there were none under contract nor did any close during the month of November. Last year November saw six listings with a median price of $580,000. There were two new listings last year during the month of November with a median price of $569,000. November 2005 closed out with one sale at $735,000.

Westfield had 241 single family homes listed for November 2006 with a median list price of $779,900, averaging 98 days on the market. Of the 241 listings, 37 were new with a median price of $649,900. During the month there were 22 sales with a median sales price of $635,000.  One could infer significant price reductions were taken, before these sales were consummated. Sales were equivalent in comparison to November 2005. However, the average sales price to list price was a strong 98%.

Scotch Plains had 214 single family homes listed for November 2006 with a median list price of $579,900, averaging 109 days on the market. Of the 214 listings, 29 were new with a median price of $579,000. During the month there were 17 sales with a median sales price of $508,000.  One could infer significant price reductions were taken, before these sales were consummated. November 2006 saw a 14% increase in the number of listings over November 2005. Plainfield had 316 single family homes listed for November 2006 with a median list price of $324,900, averaging 91 days on the market.
