idaho realtor: Burning of the what!? - 01/13/11 03:18 PM
I remember, as a kid, hearing about “Mortgage Burning Parties.”  Friends of my parents or members of the church would get their house paid off and celebrate by having a party and burning the paid-off note!

You don’t hear of this too much these days and I wonder how many homeowners will actually have their house paid for in their life-time.

It used to be said that real estate would double in value every 10 years. Well, in the past 4 years, it has been cut in half, in our area!

What will the new cycle be?

idaho realtor: 3 Outcomes of Achieving Goals - 09/14/10 04:58 PM
In February of 2002, I heard David Knox speak about goal setting. If you've ever heard David Knox speak, you are certainly aware of his clever delivery and voice impressions! He's great!
When speaking about the importance of goal setting he mentioned
3 Outcomes of Achieving Goals
1. The most obvious outcome that comes to mind, is the REWARD of accomplishing goals. Often times the accomplishment of reaching the goal is the REWARD in and of itself. On occasion, there is an additional prize for completing the goal. These rewards can be presented from an outside source, such as a manager, … (5 comments)

idaho realtor: Spring Snow on Idaho Real Estate - 02/20/10 10:55 AM
Spring Snow on Idaho Real Estate
As I walked out my front door this morning, it was a bit chilly, however the sun was beginning to shine a bit.
I noticed my long row of tulips all surfacing for the Spring weather... I planted 250 bulbs about 4 years ago & they haven't let me down yet!
As I'm driving just 1.8 miles to my office, the snow begins to come down.
Like they say, if you don't like the weather in Idaho, just wait about 5 minutes!
Before too long, snow was blowing like crazy & coming down nearly like … (3 comments)

idaho realtor: Refuse to Lose....Attitude - 02/05/10 02:02 PM

Refuse to Lose....Attitude
Like most great athletes, Realtors can be very competitive people. They don't like to lose. Their "No Lose Attitude" can sometimes make the difference between success and failure during tough markets and difficult times.
Ray Crock, at 51, tried for 2 years and talked to more than one hundred people trying to raise money to start McDonald's. Walt Disney failed miserably in his first four attempts to live his dream. Henry Ford went bankrupt seven times while trying to build the Ford Motor Company. One of my favorite quotes:
"Press on: nothing in the world can take … (22 comments)

idaho realtor: Inch by Inch - 01/29/10 12:19 PM
Inch by Inch
There are a lot of cliche's out there, but the Inch by Inch philosophy makes a lot of sense!
Have you ever heard, "Inch by inch, life's a cinch, yard by yard, life is hard."
As I look out over my desk with the stacks of tasks to take care of, the calls I need to make, the comparative analysis I need to conduct, I can easily get overwhelmed.
As Realtors, we often get a little antsy and try to drive things a little too fast at times.
I've heard the saying, "How do you eat an elephant?"... … (9 comments)

idaho realtor: Which form do I use to file for my home buyer tax credit? - 01/16/10 12:39 PM
If you're thinking about applying for the new $6,500 home buyer federal tax credit or the extended $8,000 version, the Internal Revenue Service has just issued its first formal guidelines for you.
Tops on the agency's list of advice: Cool it for a couple of weeks. Even if you qualify for one of the credits, don't send in any requests to the IRS quite yet. Wait until later this month when the agency publishes its revised Form 5405 with the key instructions needed to get you a check from the government.

idaho realtor: .................FHA Fundamental Objectives - 01/15/10 11:29 AM
In October 2009, FHA announced that its capital reserve fund had fallen below the congressionally mandated level of 2 percent. The drop in capital reserves has led Congress and the Administration to call for changes to strengthen FHA.
The week of January 18, 2010, FHA will announce major changes to ensure its long‐term financial soundness. FHA is trying to balance three fundamental objectives:
1) financial soundness -ensuring that its capital ratio returns above 2 percent,
2) fulfilling its mission of serving borrowers not adequately served by the private sector and
3) facilitating the recovery of the housing industry and the over‐all … (0 comments)

idaho realtor: Simpler Short Sale Guidelines for Idaho Real Estate - 12/02/09 12:37 AM
New Short Sale Guidelines
Idaho has a large number of Short Sales as well as foreclosures on the market which, for the most part, is driving the current home values.   Many buyers as well as sellers have been disenchanted with the whole short sale process and timeline in which the process takes place.

These new guidelines that are forthcoming will assist your Idaho Realtor in processing a short sale transaction on behalf of both parties (buyer and seller).  When investors zero in on short sales, they have more time to wait out the process until the third-party lender approves the file. … (2 comments)
