There are a lot of opinions about the Massachusetts Real Estate Market.  Opinions are shared throughout the Internet on all of the social media sites with one person saying that the worst is yet to come and others saying that, thankfully, most of Massachusetts has been insulated from the shock waves felt across the rest of the country.  So, whether you are overly optimistic or overly pessimistic (no one seems to be in the "middle"), I'm going to lay out the"facts" for all to see.

As of May 31, 2009, there were 115 single family listings in Natick on the Multiple Listing Service (MLSPin).  During May, 31 new single family listings were added to our MLSPin and an additional 2 single family homes were relisted for sale on the MLS, with an average list price of $649,953.   
Based on the number of active single family listings versus the number of sales during the month, there is a market absorption rate of 6.8 months.   That is to say, based on the volume of sales during the past month, it will take approximately 203 … (0 comments)

As of May 31, 2009, there were 221 single family listings in Wellesley on the Multiple Listing Service (MLSPin).  During May, 49 new single family listings were added to our MLSPin and an additional 8 single family homes were relisted for sale on the MLS, with an average list price of $1,592,167.

As of April 30, 2009, there were 125 single family listings in Needham and Needham Heights on the Multiple Listing Service (MLSPin).  During April, 41 new single family listings were added to our MLSPin and an additional 2 single family homes were relisted for sale on the MLS, with an average list price of $956,849.   Market absorption rates have normalized in Needham; meaning that it is neither a buyers nor a seller's market, in general.  However, as with many communities in the Metrowest area, inventories of "luxury homes" are increasing as buyers demonstrate their preference for smaller, more affordable … (0 comments)

As of April 30, 2009, there were 128 single family listings in Natick and South Natick on the Multiple Listing Service (MLSPin).  During April, 39 new single family listings were added to our MLSPin, with an average list price of $546,577.   Market absorption rates are moving back to reason, however indicators reflect that it is still very much a buyer's market in Natick. As of March 31, 2009, there were 79 single family listings in Wayland on the Multiple Listing Service (MLSPin).  During March, 19 new single family listings were added to our MLSPin and an additional 3 single family homes were relisted for sale on the MLS, with an average list price of $886,409.   I wish I knew how to explain what is going on with single family home sales in Wayland.  Home sales are up for the year when compared to 2008, but market absorption and pricing of current inventory is bucking up and screaming for attention.  What appears to … (0 comments)

Monthly market performance:
As of March 31, 2009, there were 100 single family listings in Needham on the Multiple Listing Service (MLSPin).  During March, 36 new single family listings were added to our MLSPin and an additional 6 single family homes were relisted for sale on the MLS, with an average list price of $1,021,073.   While sales year to date are similar to 2008 levels, there needs to be further analysis "behind the numbers" because market absorption tells us a very different story.  42% of the single family listings in Needham are under 30 days old.  This skews the … (0 comments)

As of February 28, 2009, there were 83 single family listings in Weston on the Multiple Listing Service (MLSPin).  Weston continues to be a sought after area to live, but it is interesting to note that what is selling and what has recently been listed (or relisted) are below market averages for the town.  It goes without saying, however that there are a significant amount of properties on the Weston market that are very high-end luxury homes that will likely stay on the market for several months (if not years) before the "right" buyer finds the property.  Aggressive … (0 comments)
