The market is rough, marketing strategies have changed and there are never enough minutes in the day - unless you remove sleep from your schedule.

Trying to balance your business, personal time and family has become increasingly difficult, especially with "Social Networking" necessary these days to keep up with the industry standard for marketing real estate.

Marketing is NECESSARY for your survival and it does not have to be overwhelming if you create a schedule and stick to it. And, it doesn't have to break the bank - if fact, if you review below you are not spending "hard money" on marketing.

My recommended daily marketing routine:

  • Active Rain - Get up in the morning - surf other blogs to learn from and comment on blogs that interest you to increase your points. Also, write and post your daily blog(s)
  • Copy .html code from Postlets.com ad and paste into CraigsList and BackPage.
  • Post ads on Kijiji
  • Upload video of new listing to YouTube that you created using Picasa, Photobucket, etc.
  • Tweet (Tweet Deck is great - use it - makes tweeting easier to follow if you are not mobile)
  • Review your Google analytics and tweak website accordingly
  • Call, email or send a personalized note to at least 1 past client and 1 SOI
  • Ask friends and family to bookmark your blog, profile and business URL with their Delicious account
  • Ask friends and family to Digg your recent posts
  • Once a week, "Brand" listings and update profile on Trulia
  • Enter leads from previous day into your spreadsheet (so you can review and adjust your marketing at the end of the month)
  • Once a week visit www.HubSpot.com to see if Website grade has increased (only if you have made prior changes)
  • It's Monday - take a peek at LinkedIn account to review "recommended connections" - upload new contacts from address book (it will sort them for you)
  • On Tue - Thu, submit your weekly press release

Nice post.  I so relate.  We have 8 listing coming up and we are at our all time record high on listings.....so I just spent about $1500 on signs, lockboxes, displays, etc......  Pretty tough to do when closings are so low.  But I have been through this before, so we just suck it up and keep on increasing our market share while eating beans.  Tomorrow will come.......

Billie: This is great information.  And great timing.  I'd already planned on setting aside a couple of days this week to focus on my marketing via the internet.  With the many, many options available eg Facebook, Twitter, My Space and the 14 bizillion other ones popping up, I've got to figure out which ones will really will yield a result.  Is it trial and error or you getting noticeable results from 2 or 3 places?  Thanks in advance for your expertise!

Hi Liz - From the tracking I do for clients and from what I hear from them, listing syndication and CraigsList is the best "bang for your buck" marketing. BUT, it very much depends on your listings available to market, where you are located, etc. So, I would suggest trying a month of it all, tracking and then adjusting once you see your results.

Hi Brian -

Unfortunately you are correct. Either they don't want to spend the time doing it, learning how to do it, etc.

A lot of what I mentioned above is VERY EFFECTIVE to generate buyer and seller leads.

I try to keep the blogs "educational" vs from sounding like an "infomercial" for my business but...that's what I do. Anything and everything that benefits an agent through marketing, WE DO IT!
