Curb appeal is an important factor in selling your home When I am out showing homes to clients I find that curb appeal is one of the most important factors in generating interest in a particular listing for the Halifax Real Estate market. In some cases when the lawn is not mowed, the hedges are not trimmed, the siding is falling off and the front porch is not painted the buyer will not want to even enter the home. They get totally turned off by the exterior appearance. I of course encourage the buyer to view the interior of the home seeing as the home owner was generous enough to allow us a viewing time but even then the buyer can’t seem to get past the curb appeal or lack thereof.Halifax Real Estate Tips for improving curb appeal of Halifax Real Estate The first thing you should do is ask a few of your friends to come over and objectively criticize your home both inside and out. It would be better to have friends that are not over visiting you at your home often as they become accustomed to seeing the disrepair. The fresher the set of eyes the better. Ask them to make a list of the negatives and write them down. If they wish you can get them to seal the list in an envelope and submit their results with your other friends to remain anonymous but in most cases you should not have to do this as they are ultimately helping you. Some questions you should ask them are: What is your first impression of the yard and exterior of the Halifax Real Estate? What are the noticeable negatives and how can I minimize their presence? What are the positives and how can I maximize their presence? Get your friend(s) to park where a potential buyer would and walk toward the home and around the outside just like a buyer would. Some tips for maximizing your curb appeal of your Halifax Real Estate Keep the lawn mowed, driveway shovelled, gardens pristine, weeds pulled, rake leaves etc. Hide all unnecessary garden tools and equipment. pressure wash and keep siding, decks, rain gutters, pools, sheds, furniture and anything else clean and free from mould and mildew. Keep windows and rain gutters clean and free from debris. Prune your trees and remove all debris. Keep decks and patios freshly painted. Remember, curb appeal is just as important as the interior, if not more. You should “stage” the exterior of your home with a nice patio set, lawn furniture, BBQ, outdoor burning appliance, and lawn ornaments just as much as your should the inside in the summer months. You want to show potential buyers that you get good use out of your space outdoors and this will increase their perceived value.
