Interviewing a home inspector - what questions should a home buyer ask? Helpful information for Macomb County MI home buyers

Home inspector on roof during a Macomb County MI home inspectionOne of the things that I'm asked by home buyers is "Can you recommend a home inspector".   Of course I can, I can recommend several Macomb County MI home inspectors.   I do like my home buyers to choose the inspectors themselves though after speaking with several and interviewing them.

A young first time home buyer in my area (Macomb County MI) asked me if I had a list of questions that I thought would be helpful to ask the inspectors as she called them.  I drew up a list for her and sent them to her, and she used this simple questionnaire to help her decide upon which inspector to hire:

  • Are you insured?

  • Do you bring a ladder and walk the roof?

  • Do you have a carbon monoxide gas detection meter?

  • Do you check each electrical outlet or a sampling from each room?

  • Do you climb into the attic?

  • Do you test each appliance that is staying with the home?

This was a very simple set of questions that she could ask the home inspectors that she talked with, but it gave her a good sense of how each inspector conducted their business.   I had not thought to have something like this as part of my buyers package of information and her question to me really made me put my thinking cap on.

Ask whether the home inspector can do the termite inspection, or if an inspector from a pest control company should be called.  You may not have termites in Michigan, but we sure do!

Terry,   Exactly why I'm creating a questionairre for buyer clients.  It helps for them to interview the inspectors.

Great Tips!  As a Home Inspection Company - I'd completely agree with your "interview" process for inspectors!  There are so many simple questions to be sure you're getting a quality inspection.  Ask about their qualifications and certifications or even memberships.  The state of Michigan does not have a licensing requirement for Home Inspection, so knowing what standard of practice they follow (NAHI, ASHI, INTERNACHI, NIBI) can be a light into their overall quality.  How long will an inspection take and what is included?  What might be additional, such as mold verification, radon testing, Wood Destroying Insects, Septic/Well Inspections?  You may not need any of those, but it's good to know if they have the capability.  Ask for details about the scope of the inspection to be sure that they are covering all the main systems within the home.  Ask about their report style - when will you get the completed report?  Will it be hand written, electronic, available online?  NEVER be afraid to ask for client references.  I'd also recommend asking for specifics on the insurance, including Errors & Omissions!
