Cape Coral Florida Gulf Access Waterfront Foreclosures, Bank Short Sales ! if you are thinking about a foreclosure  short sale waterfront property? Sometimes they may or  not be your best deal! Buying waterfront real estate property especially in Fort Myers, Cape Coral, Southwest Florida, there are something's that I would strongly encourage you to review or consider regardless of the statues of the property.

There are some of these that I am going to list, yet they may not be important to you. But they may come into play down the road when you might be thinking about selling! Now it is a Buyers Market, it is also the time to shop for the "Best Location" and "Amenities" on a waterfront home or a gulf access lot, while the selection is great! Here are some key things to keep in mind.

Gulf Access Waterfront Foreclosures & Bank Owned and Bank Short Sale Property !

.1 at is the water level on the canal at low tide?

•2- How long of boat ride to the river? Gulf access?

•3- Are there any boat lifts, locks or a bridge that I would have to travel thru?

•4- What is the bridge height at high tide? At low tide?

•5- Condition of the sea wall? The dock? Active dock permit? Restrictions?

•6- Is the property on a main canal for boat traffic? What is access to a main canal?

•7- Fresh water home? Then what is the water level? How far can I travel in a boat?

•8- View? Can I buy interesting canal, better water view for the same money?

•9- Where can I see water from what rooms ? It's all about the View!

•10-What are the fishing possibly from my own dock? Yes some locations are better!

•11- How big of boat will fit on the lift? What is the weight limits on the boat lift?

There are lots of things to consider when buying waterfront real estate, Are choices here are great from canal from 80, 120,151,200 and 250 feet wide canals along with intersecting, end of a canal view and river views!

It helps to work with a Realtor that knows the waterways too! I fish and boat these local waters allow me to help you find your way to a dockside property, you can call your own! Experience Counts !

I have been looking for a home since last year but was talked into staying in the Boston area by my wife until our last child graduated HS(this May). Last year I was looking for a 21-2200sq ft, gulf access, 3 bedroom, 2-2.5 bath, 2 car garage, fireplaced and screened lanai/entertainment area pool home with open architecture(would like kitchen family and master bedroom suite to open onto lanai through sliders) and high if not cathedral cielings for $150,000 to $200,000 Ft Meyers/Naples?Port Charlott and in between area. Although the market has dried up quite a bit I am still dealing with the same budget and won't buy unless I can attain the type of house listed for said price range. I would be buying outright so there would be no waiting for bank approvals. If you find something that fits these requirements please feel free to email. Thanks! Rik Taylor
