May Residential Highlights

Closed sales and accepted offers decreased 19.2% and 22.2% respectively when comparing May 2007 to May 2006. New listings also dropped 24%.

Year-to-Date Trends

Comparing January-May 2007 to January-May 2006, closed sales were up a slight 0.9%. However, pending sales decreased 3.2%. The number of new listings also dropped 6.5%.

Appreciation

Comparing the 12 months ending with May 2007 to the 12 immediately prior, average sale price fell 3.8% ($316,500 v. $329,000). Using the same formula we can see that the median sale price also decreased 7.7% ($275,000 v. $298,000).
