 "Is purchasing a house really a good investment?"

 I have written several posts about this subject before and being a licensed Real Estate agent I should always answer this question with a (Yes)!

 Of course with the market the way it is right now there may be people out there that would answer this question with a (No)!

 Through my life I have purchased Homes, Acreage (raw land), empty lake lots, commercial properties and businesses. And I would have to say out of all of them purchasing a home is at the bottom of the list.

 Unless you are flipping homes, purchasing fixer uppers, etc.

 I have made more money purchasing acreage (raw land), empty lake lots and purchasing businesses then purchasing a home.

 Will voicing my opinion on this post keep future clients from contacting me?

 No because I sell commercial property, raw land & businesses and (homes)!

Thanks for your insight.  There probably are better investments than homes, but I have proven over and over that investing in homes is not a bad thing.

I often look at potential when I purchase a property.  Currently I am renting one home on a large lot that I can easily subdivide.  I will probably sell the one lot with the house and build a new house on the new lot.

I would love to hear more about your thoughts on raw land and business purchases.

I agree with what you have to say but investing in a home is not a bad thing and probably better than most other investments out there in the long run!

I do not discuss the investment potential of buying a home with a prospective HOME buyer. 

I do discuss the potential resale value of real estate acquisitions with investment buyers.

Big difference.

Robert-If I were looking for investments in LV I would certainly call on you!

I agree with Lenn, resale value is important, but homeowners are looking for a home not an investment first! The potential investment is secondary.

I agree that you may be able to make more on other real estate transactions.  However, home ownership for many is about a "place to raise their family".  In this case, I believe now is a great time to buy.

Investing in SFRs in areas with GOOD SCHOOLS, GOOD EMPLOYMENT and GOOD CASH FLOW is a good idea.

I am getting client calls from owners looking to purchase for their grand childrens' education costs.....buy NEW, hold for 18 years, sell when gkid starts college!!!
