 Getting Top Dollar For Your Home

Like all sellers you would like top dollar for your home, on the flip side every buyer would like to pay as little as possible.  This on going dichotomy is solved with many factors including: market conditions, your home's desirability, and how quickly you want to sell.  In most transactions buyers and sellers tend to meet in the middle somewhere.  However, Tamie has a few suggestions that have worked for her sellers to tip the scales in their favor.

The urgency to make improvements later on may be prompted by a leaking roof, a change in size of the household, or the need to convert the basement into a home based business.  You have a number of options to pay for improvement, including paying cash.  However, most homeowners favor financing the job especially if it involves significant repairs or remodeling.

Here is a small list of ideas to get top dollar:

Get the Facts.

Don't spend money on a formal market appraisal.  The best way to determine the value of your house is to get a comparative market analyses (CMA) from Tamie.  Tamie will take into account recent sales data (within the last three months usually) your home's attributes, your neighborhood, and what the market is bearing for inventory vs. buyers.  When choosing an agent they should have a solid track record of local sales and a good marketing plan, all of which Tamie has.

Set Your Price Judiciously.

Typically, if you set your price 5 to 10 percent above market price you likely to end up with an offer close to your home's true value, if this is based on Tamie's (CMA) not what sound good to you.  Sellers generally always want more that what the market is bearing.  To understand this better, try calculating the cost per square foot of your house compared to homes already on the market (divide list price by square footage of livable space).  If your house has more features or other amenities you may be able to set a higher price. 

Price Games

Finally, follow an old retail maxim for hooking buyers: Set your price just under a whole number, such as $179,900 rather than $180,000.
