ATTN: New Jersey "Shore" Realtors!! I need your input!!

  Hello fellow realtors

I am reaching out for your opinions about a new town house complex to be built "on the bay" in the Bay Shore area of Monmouth County New Jersey.

 Instead of the usual 1800 sq ft. to 2000 sq ft units, these will be approximately 2500 sq ft.  The thought behind building these LARGER waterfront townhomes is to try to appeal to the upper scale empty nesters that are use to living in very large homes. They may want to scale down to something a little smaller, but not have to shrink down and sacrifice too much comfort.

We are also trying to appeal to the upper class working people, maybe from the city (NY) that would like a waterfront town home that offers more space and luxury. Each of these units will have 3 full baths, 2/3 bedrooms with a loft overlooking the living room and fireplace with Fabulous views of the New York Skyline and bay.

These townhomes will be WaterFront, not just water view (right on the water front, not across the street).

The views are unbeatable! Our question to all the Realtors out there is, do you think these would still sell in this market? And if so, what price range?
Northern Monmouth County area (Aberdeen, Keyport, Union Beach) Closer to the city, making this an excellent location for commuters.


All input will be much appreciated!  Market?  Price Range?

Our builder just wants to see what others might say......Thanking you in advance for you honest opinion.
