Originally a cattle ranch owned by the Caughlin family, Caughlin Ranch was developed into a planned community beginning in the 80's. The development proceeded through a series of phases, so homes for sale of every vintage up to 30 years old can be found here. As the first new homes were put on the market, Caughlin Ranch quickly became THE place to live in Reno, Nevada.
At first, custom ranch-style homes were de rigueur, but with the influx of Californians in the 90's and 2000's, Mediterranean and so-called California Contemporary styles, featuring stucco, tile roofs and open floor plans, became popular. Today, an eclectic mix of sizes and styles assures that virtually any taste and budget can be accommodated.
Caughlin Ranch offers many appealing features to its residents and to those looking for a Reno home for sale. With the completion of McCarran Blvd in the early 90's, Caughlin Ranch became extremely conveniently located to both the downtown Reno area and to South Reno. Beautiful mature vegetation with tall trees, meandering streams, and seasonal flowers create a lovely and well-maintained setting. Huge amounts of common area including an extensive network of walking trails add to the livability. Shopping for groceries, enjoying a meal out, or simply grabbing a latte at Starbucks is just a short hop up the hill at the Caughlin Ranch Shopping Center. Although residents occasionally grouse about the HOA and CC&Rs, there is no question that the high quality of the neighborhood has been maintained over the years by strict enforcement of the rules.
The many small neighborhoods making up the Caughlin Ranch community, which we will explore in detail in subsequent posts, each have their own special character and appeal. The original planners felt strongly that a mixture of homes appealing to different age groups, stages of life, budgets, and preferences would lead to a stronger and more interesting community. Clearly their vision has been fulfilled in the present day Caughlin Ranch.
