At a recent inspection I found rotted sheathing at the rear sill plate of a 5 year old home. Poor grading and a lack of downspout extensions were the cause. These issues are common on many home inspections. See the remainder of my blog here

I am sure you see that every day. I know on the mortgage side of the business it always seems that water problems are mostly caused by gutters, or the lack of them... You would think that a 5 yr old home would have proper grading, whats the point of building permits and inspections if they dont pick that up?

The previous homeowners also installed a flower bed up against the siding of the home. That just made things worse.
