A friend of mine was sitting down with an investor the other day and heard some startling news, the investor told her that he was interested in buying a property; Good News right? well maybe not, the investor told her that he wanted to write up an offer but before she could grab a pen for him to sign he explained that he had" a guy" who could guarantee that he gets the property, why should he work with her?.  So I say You mean to tell me greed has entered the REO agent market?, say it ain't so...Naturally she explained naively to the investor, don't believe what you hear, lets write up the offer...                                                      

So that's what they did, the investor explained that this "guy" charges $5,000 and GUARANTEES the sale, and told my friend "Don't lose this deal!!!" because I rather pay the guy if it means getting the house.  So a few days past and the seller (bank) request highest and best, my friend put forth a great offer (in her opinion), and from what we're told a few other offers were submitted as well. 

So my friend gets a phone call from the bank and guess what happened???? her client lost the house; now is this normal for an investor to lose a deal in a multiple bid scenario?  lets investigate a little further.

 Now the question remains how did this guy know what it would sell for? was he physic? did he have a crystal Ball? It seems like he is making more money than agents...

 

 

Upon losing the property, the investor naturally upset explained to what became his former agent (my friend) that "the guy" whom charges anywhere from $5,000-$10,000 works hand and hand with the REO agent and the reason he can guarantee offers is because the agent will make sure it gets done. TALK ABOUT A GUARANTEE!!!, the agent not only splits in those profits (win #1) then gets both sides of the real estate commission (another win, that's 2) and has a happy investor who will be a repeat client(Triple play) and all of this played out like a broadway orchestrate while outside agents can only watch from the stands....

WHO LOSING AT THE END OF THE DAY...My friend lost the investor, the deal and future earnings all because someone else just entered the SHAME ON YOU bunch... It''s a shame that we cannot all work together on a semi fair playing field, my friend has vowed to not bid on REO's again...

 

 

This shady character is located in a town near you and if they have some one who wants a house that you happen to be making a play on, keep in mind you might run into a little challenge. By the way I said it earlier lets welcome "the Guy" into the Shame on you bunch.

Too typical, unfortunately.  Hear of it daily in our distressed Phoenix market.

I went to a seminar a year and a half ago where the speaker said, to expect more of this in the next three years. *Creative* sales is how he phrased it I believe. Too bad for your friend.

If your friend knows that this as fact, then the REO realtor should be reported to the bank, the Real Estate Commission and their Realtor association.  This is not only unethical but the agent is not representing the bank's best interest and in my opinion this constitues fraud because the realtor did not submit best and highest offer and does not sound like they submitted it at all.  "Lucy.... you have some splaining to do!"
