Sarasota-Manatee Counties Have Homes for ALL BUYERS

On the Florida gulf coast, there are cities and towns where you can purchase a $4,200 condo or home and, in addition, you can purchase an $18 Million dollar home! Did you know that in Manatee County, including the towns of Bradenton, Parrish, Ellenton, Palmetto and Terra Ceia Bay (and a few other areas), there is a Condo with 504 sq. ft. of living, a/c area priced at $4,200 and another Single Family Home priced at $7,500 with 1480 sq. ft and a 3 BD/2 BA? There are 13 homes priced at more than $1,000,000. The highest priced home in Manatee County is priced at $6,485,000 and is a Single Family Home, 6,390 sq.ft. and 5 BD/5 BA. Now I call that incredible! Today, August 18th, there are a total of 4,825 residential properties for sale. Wow! The Short Sale, REO market brings 1,362 of these homes at reduced prices ranging from $7,500 to $2,200,000. Of these 1,362, 13 of them are homes priced over $1,000,000. Of course, the residential properties for sale include manufactured homes, duplexes, single families and condos. And, many of them in the lower prices could use some TLC and I’m sure some could use some major repairs. But, there is a home for everyone! There are many manufactured home communities which are perfect for the vacationer, second home owner or just a year round buyer who wants value. The Short Sale/REO market has reduced the pricing in homes that are not distressed. Prices on most homes have been reduced to sell. In Sarasota County, which includes Sarasota, Osprey, Nokomis, Venice, Englewood, North Port, Siesta Key, Longboat Key, Casey Key, Lido Key, there are 6,782 residential homes for sale. Of these, 1,509 are Short Sales or REOs with 24 homes priced at more than $1,000,000. The highest priced Short Sale/REO is $2,995,000. There are 654 homes in the county that are priced at $1,000,000 or more and are NOT Short Sales or REOs. I’m sure many of these have been reduced in price from the original listing. The highest priced property in Sarasota County is selling at $18,000,000 (yes, $18 M!) and is 10,613 sq.ft. with 7 Bedrooms, 11 Full Baths and 6 Half Baths.
