Please share with me how you are basing your price adjustments for CMA's? Where can I find an updated guide for correct dollar amounts to use when doing adjusting?

I use my own unscientific, gut feelings when adjusting in comps...like 10K ingrowned screened pool, 30 sq ft with asphalt shingle roof, 60 with tile roof, ext.  These are low but in a declining market...5K pond frontage, 5K gated community. I estimate low!
