This Palm Coast Real Estate market report includes 12 new listings, 23 price reductions and 4 solds , 4 Properties that were pending and under contract and fell through came back on the market for sale in Palm Coast & Flagler County Florida.

More price reductions continue in the Tidelands of Palm Coast Condos
And rather surprisingly, the Tidelands Condo listed as a short sale for $65,000 last week is still on the market

I also noticed a price reduced, Oceanfront Surf Club Condo at 60 Surfview Drive #518 518, Palm Coast, FLORIDA 32137 does look interesting….but not yet quite as interesting as the Surf Club Condo at 60 Surfview Drive 711, Palm Coast, FLORIDA 32137 which is listed for a significant $20,000 less. It is important to point out that the lower priced Surf Club Condo is a short sale while the unit listed for $299,000 is not listed as a distressed sale.
Other than that…nothing really jumped out and caught my attention today as a must have, super excellent, amazing deal… I did see a couple of Whoa…that will never sell for that price listings though. You would think by now I would stop being surprised by the over priced listings that some agents are willing to take…but I still don’t get it. The good news, the Ross/Collins Team can spot an overpriced trophy listing in a heartbeat and will not waste your time even looking at them. We focus on getting the best value on any given day for our customers.

Overpriced listings on the market do not benefit anyone and with housing prices continuing to fall…many sellers find themselves in very compromising and difficult positions that could have been avoided if their real estate agent would have just been honest and told them up front, the truth….heavy sigh!! The reality is, if you own a home or condo in Palm Coast, Florida and Flagler County that has been on the market for over 120 days and it has not sold…IT IS OVERPRICED!!!!
