21 homes sold in North Liberty in October 2010 compared to 35 homes sold in October 2009. The expiration of the homebuyer tax credit has certainly had a negative impact on the North Liberty real estate market. Fortunately North Liberty has done very well in the last couple of years as one of the fastest growing towns in Iowa, so there's no reason to think it won't bounce back fairly quickly. Especially considering the low interest rates and "winter prices" on houses right now.

The source for the data used in all my market reports is from the Iowa City MLS. For the days on market/absorption rate I take numbers from the MLS and insert them into a simple Excel spread sheet to avoid manipulating the data. According to that calculation we have 5.2 months of inventory on the market, that's 157 days on market.
