As an Edmond REALTOR representing you in the sale of your house, it would be unethical for me to give any of your secrets away. I can't tell prospective buyers any of your motivating factors. Without your permission I can't tell them that you are relocating overseas for your dream job or maybe facing a foreclosure unless you have an offer in the next 30 days. Sharing this information with a buyer could give them an unfair advantage when negotiating an offer.
You would be surprised how many sellers let their house spill the beans though! Here are a just a few ways that your house may be sharing some of your secrets with prospective buyers when they are touring your house.
- A doorway blocked by a pile of leaves says that the house has not been shown in quite awhile, must not be a popular listing.
- A door littered with utility cut off notifications says that the occupant may be in financial crisis. They can make a low offer.
- A space heater in the bedroom says this room does not stay warm at night. Must be an old furnace. What else isn't working properly?
- A baseball bat wedged in to keep the sliding glass door secure says you are worried about intruders. The neighborhood must be unsafe.
Those are just a few secrets I have heard from houses. If your house is vacant during the listing period, drop by and take a peek from a buyer's perspective. Sweep the front porch, keep the door free of notices and solicitations. If you're simply cold natured and use a space heater, stow it away when not in use. If there is a problem with locks on any doors, get them fixed.
