Commentary - Overall, Bentleyville is a fairly exclusive area with a median income of approximately $200,000 and population of less than 1000 ( Source US Census Bureau ). Consequently, there are very few home sales in a given year here, and most are of the luxury home variety, those defined as exceeding $500,000. The majority of sales occur in the Chagrin Valley Trails subdivision.
This past year was actually better in terms of the number of actual sales and average sales price compared to 2009.
Moving forward, we expect 2011 to be similar to 2010 in terms of sales and average sales price.
Bentleyville is deemed desirable thanks in part to its location, sitting between Solon and Chagrin Falls, and its upscale housing stock. People relocating to the Cleveland area find Bentleyville to be a manageable drive to both downtown and the airport. Bentleyville is also appealing to those with children as it is situated within the excellent rated Chagrin Falls School District.
