Well the snow has finally cleared off our streets here in Greenville, and I hope you a great year so far in 2011. The following are the Greater Greenville SC residential real estate market statistics for the month of December 2010.
Sold
There were 447 homes sold in the Greater Greenville MLS for the month of December. This number represents a 9.7% decline from the 495 units sold in December 2009. The total closed sales Year-to-Date(YTD) from January 1st to December 31st 2010 was 6530, a 3.7% decline from the 6785 units that were sold during the same period in 2009.
Pending
There were 268 pending contracts written in December 2010. This represents a 34% decline from the 406 contracts written in December 2009. The YTD pending sales from January 1st to December 31st 2010 was 6700 pending contracts, a decrease of 7.9% from the 7274 pending contracts during the same period in 2009.
Average Sales Price
Average sales price for homes sold in December 2010 was $163,981, and was $ 164,669 in December 2009. 2010 average sales price in the Greater Greenville real estate market was $172,013, an increase of 3.7% from the $165,884 average sales price in 2009.
Median Sales Price
Greater Greenville SC median sales price was $132,000 in December 2010, and $140,000 in December 2009. 2010 median sales price was $142,900, a 2.1% increase from 2009 median sales price of $139,900.
Percent of Sales Original List Price Received at Sale
In December 2010, the percentage of original list price received at sale was 87.8%, a 3.2% decline from the 90.7% of original list price received at sale in December of 2009. Total 2010 percentage of original list price received at sale was 90.8%, a decline of 0.8% from 91.5% received in 2009.
Days on Market
Average days on market in December 2010 was 120 days, and 113 days on market in December of 2009. Total 2010 average days on market was 104 days, a 2% increase from 102 days on market in 2009.
Active Listings
At the end of December 2010, there were 6924 active residential listings for sale in the Greater Greenville SC Multiple Listing System. This is a 4.6% increase from the 6620 active listings at the end of December 2009.
Number of Months Supply of Inventory
At the end of December 2010, there were 12.9 months supply of Greater Greenville SC homes for sale inventory available. This is a 14.1% increase from the 11.3 months supply of inventory available at the end of December 2009.
As you can see from the graph above, it looks like the market bottomed out in January of 2009, but of course no one can really say for sure how the Greater Greenville real estate market will look in the future. So, if you are considering selling your home, you should probably not let these market statistics dictate when you sell your home.
