You’re An “O” And Want To Be A “S”, But You Have To Be “R” First…
So, you’re an “ O ”(Owner), and you been contemplating selling your home for some time. You’ve done some preliminary research on what it would take to get your home sold. Or, you’ve already been a “ S ” (Seller) before, but your home just didn’t sell. You got plenty of lookers, but no buyers who were willing to put in an offer.
Well, before you put your home for sale on the market and become a seller, you have to be “ R ” (Realistic) first. Yes, I said it! As an owner, in order for your house to be the one that sells, you have to be realistic about quite a few things:
· the price at which your home will sell
· the condition of your home
· the desirability of your home’s location
· the state of the current housing market
Let’s look at each item individually:
- The price at which your home will sell : the real estate agent you select will provide a home evaluation that shows what similar homes like yours have sold for within the last 6 months, and preferably within the last 90 days. The market tells you what the price should be for you to sell your home.
- The condition of your home : if repairs are needed, then that should be addressed, otherwise it will affect the price of your home. Similarly, leaving the grounds outside the home untended to and leaving your house in chaotic disarray will not attract buyers, but rather, drive them away.
- The desirability of your home’s location : the proximity of your home to desired (parks, schools, shopping, etc.) or undesirable (slope, on hill, high traffic area, etc.) features will have an impact on a buyer’s decision to make an offer on your home.
- State of the current housing market : each city/town has its own market dynamics. Market reports that I provide for your area can tell you if it is a good time to sell your home now, or if it would be better to wait, based on your level of realism about the other three items.
