As a listing agent for short sales, I see the timing process many times has not been grasped by the buyer and their agent alike. . when they present an offer for a short sale listing.
If I put a listing in 3 days ago and the price is comparable of what is selling in the neighborhood. .
presenting an offer with a 25% OFF reduction is only wasting your time and my time. .really!
I will not allow my client to accept a low ball so early on the game and put the property under contract with such a ridiculous offer that I know it will most likely fail. (I will present the offer, its an obligation. .but I will also advice them)
Yes, the bank could accept a low ball offer and everybody could be surprised. . . , but you will not roll the dice for your win all over my client's house. . .I have to give my client the best chance to save them from a foreclosure.
We are selling a house. . not a casino!
TIMING is everything. .and if your real estate agent is clueless on this department. .you are at a disadvantage BIG TIME!
