Cecil County Real Estate Market Statistics for January 2011

Cecil County home sales slowed to 46 units in January 2011, the lowest since February 2010 and a  9.8% decline compared to January 2010. The number of new listings also declined and was at its lowest level since December 2009. January is typically one of the more robust listing months, I am not reading too much into the number as the weather may have been a contributing factor. If there is a bright spot with the statistics is that we have the lowest inventory level since March 2009. If you are a seller, this may be the window to list your property as the competition is at it's lowest in almost 2 years. 

The Question on all Sellers minds is what is my home worth? If you view the chart below, you will see that the median price for Cecil County Real Estate has fallen to its lowest point in over 5 years. This could be a combination of Foreclosure Sales and the complete lack of higher end homes selling. Since all Real Estate is Local, how do you use this to determine your value?
