Curious Jason, is the price related to the fact that it's a once acre home site inside the 900 acre natural preserve?  It's truly a lovely home.

Tammy - yes, that is part of the consideration.  The location, views, scarcity and construction quality are all large driving factors in the pricing of the home.  Having the protection of the covenants but not being subject to them is paramount for an owner in this particular geographic locale.  There is also the option to join the Reserve Association if one so chooses to gain access to the greater acreage, however you are then subject to their CC&R's.  Still without joining the WBRA you have access to hiking, fishing, horseback riding and literally about 900,000 acres of public land less than a 10 minute walk from your front door.  It comes fully furnished (a majority of the furnishings are custom) and really all the new owner needs to do is pack a bag and stop at the grocery store.  Everything else conveys, including the artwork, bedding and tepee.

"Judith" - thank you for your comment and question.  This property, and several others that I have listed in similar price points, have garnered significant qualified interest over the past three months.  It is my position that as we transition into the spring and summer seasons, in this market specifically, we are going to see a noticable increase in contracts placed on luxury homes.  In Big Sky since the first of the year, we have already seen more transactions closed in excess of $3MM than we did during all of 2010.  We have also seen a marked increase in large ranch transactions starting during the third quarter of 2010 that has carried into thr first quarter of this year.  A combination of depressed prices, rising interest rates, a looming inflationary period that will solidify real estate prices and significant gains seen in the stock market over the last 8-12 months will fuel the luxury buying traffic in 2011.
