Real Estate Photos: Think before you click or don't click!

I pride myself on the quality of the photos I take of my listings and it never ceases to amaze me when I see some of the shots agents post on MLS and on their websites! I admit I am very picky, after all I'm a Virgo (no matter about our signs having changed I will always be a Virgo!). As professionals shouldn't we all be particular about the marketing pieces we put together for our clients?

Some of my pet peeves include leaving the toilet seats up, then clicking anyway and voila the potential buyer doesn't see the other great features of the bathroom in question. The image of the toilet seat being left up is ingrained in their memory! Another pet peeve is when you see the agent holding their camera in the reflection of the mirror. When you take time to think before you click and consider different angles you can still get that shot minus your refection in the mirror.

One of my biggest pet peeves is when agents think it is ok to "borrow" my pictures without asking! Not that I would agree to allow them to borrow them. My business philosophy is pretty simple! Do your own work! You are supposed to be a professional! I had an agent recently "borrow" my pictures and since there are no rules against this in our MLS there was nothing I could do about it. However, since the agent was (is) clueless about the correct way to do it I at least have the satisfaction of knowing that the resolution is way off and the pictures look horrible when you double click on them! I feel bad for the seller and can't believe they haven't noticed and addressed this with their agent.

So in summary, take time when you take pictures of your listings, take lots of pictures, think about your shots before you click utilizing various angles, and NEVER EVER "borrow" other agents photos! After all who wants to see a toilet prominently displayed with the seat up??!!

I'm so with you!  Some photos are so bad that you wouldn't even be able to tell the toilet seat is up!  I've seen photos posted that I know were taken with a cellphone.  Worse is when there are no photos and it's been listed for weeks!  It's shocking what passes for representation.

Linda, Good Post!  As well one of my pet peeves too!!  I recently moved real estate markets and most of the agents down here are CLUELESS when it comes to photos!!

Messy Bedrooms, toilet picts w seat up (Hate Those) and general photos that don't SELL the property.

I have been cleaning up on my listing appointments, because I show the sellers the type of marketing that I do, and the caliber of photos that I or a professional I hire takes.

Thank you for all of your comments! What floors me is some sellers never seem to notice that the photos their agent has posted are so bad! You would think they would be compaining to their agent. Unfortunately there are lazy agents out there who are not representing their clients the way they should be.

Just looked at a listing where the house filled the shot, but at a 10 degree tilt. It looked like it was sliding downhill. And it's a level lot! Second photo was so out of focus that you could barely tell what room it was. And these photos have been up since it was listed, over a month ago! Take some new photos, Please!

Oh, yes...I am a Virgo too...and detailed and picky are we....I believe it's a good thing!  Especially with my photos....I take hundreds to get a few that I believe are worthy to market.
