Follow up, ask for the sale, keep the person interested.....

Show the property, show its features and benefits.......

Open houses are a great time to "do other things."  I love having the time to get caught up uninterrupted.

I agree Arleen, clients hire you to sell it.  If exposure is all they want they can buy an ad in the paper.  I do open houses regularly and find them to be a great way to market the properties and to pick up potential clients.  If they are slow you can do work while you are there.

In today's market, it is all about EXPOSURE.  I have sold homes off of Open Houses plus I love the interaction with people that leads to future sales.  It's a WIN-WIN situation!

I love to show homes during an Open House.  It's the only time you get to show the features of a home the way you'd like.  You don't have much control over how the Buyer Agent presents the home.  I haven't represented a listing that I didn't believe in, so I enjoy showing the home to others.  It doesn't always sell the home, but I have gained a lot of buyers and sellers through Open Houses.  I sold the most expensive home I ever listed through an Open House, so you never know!
