January 1, 2011 - March 31, 2011

HIDDEN SPRINGS CLOSED SALES

In Hidden Springs, for the past 3 months there were 17 closings, with an average  5.6 closings per month

The average sale price of all existing home sales in Hidden Springs for the 1st  quarter is $255,911 ($97 per square foot).  Average days on the  market for all existing homes sold was 145 days.

  1. Excluding distressed sales (Hidden Springs short sales or REO properties), the average sale price of the existing homes in Hidden Springs was $263,166 ($105 per square foot).  Average days on the market equal 96 days.
  2. The average sale price of financially distressed properties in Hidden Springs (Short Sales and bank owned/REO properties) is $226,533 ($84 per foot).  Average days on the market equal 130 days.

 HIDDEN SPRINGS PENDING SALES

 1)      As of April 1, 2011 there were 2 pending sales in Hidden Springs, with an average sale price of $384,900 ($126 per foot per the list price).  Average days on the market equal 136.

(Market Update as of April 27, 2011:  As of the date of this report, there are 7 pending sales in Hidden Springs.  The average list price of the pending sales is $387,399 ($119 per square foot).  Average days on the market is 55)

 HIDDEN SPRINGS ACTIVE LISTINGS

 1)      There are currently 30 active listings in Hidden Springs with 9 of those having offers already pending short sale approval.  Based on the past 3 month sale history, this equates to a 5.4 month supply of homes.  Average listing price is $335,413 ($109 per square foot).  Average days on the market equal 136.

2)      There are currently 17 listings in Hidden Springs which are not financially distressed properties (short sales or bank-owned properties).  Average list price is $393,188 ($128 per square foot).  Average days on the market equal 76.

3)      There are currently 13 listings (43% of the total inventory) in Hidden Springs which are either short sales or foreclosures.  Average list price is $259,861 ($85 per square foot), and average days on the market equal 214.

New construction seems to be coming back to life in the valley,. The Boise Parade of Homes included 40 homes and thousands of peopler touring them. The Canyon County just finished and I believed they also had allmot all them homes sell.
