Contact a Home Inspector
right away to schedule
the home inspection.   Why?

happy couple in front of houseWhy wait?  Buying a home could be the largest single investment you'll ever make and after the inspection, you'll know more about the house which will allow you to make decisions with confidence.  A home inspector will identify the need for major repairs, as well as the need for maintenance to keep your home in good shape. 

Before you sign your Agreement, be sure there is an inspection clause included.  This makes your final purchase obligation contingent on the findings of a professional home inspection.  This clause should specify the terms and conditions to which both the buyer and seller are obligated.  In PA, most buyers often choose to have their home inspection completed within 10 days.

 

 

Save Money!

Contact a home inspector right away and know what you are dealing with before you go spending money on other things like appraisals, additional inspections, moving deposits, etc.  If the property has a major issue you weren't aware of, you want to know this as soon as possible to work things out with the seller or walk away before spending additional money.

 

 

 

Get a Plan Together!

You can still use a Home Inspector even if you elect out of the home inspection contingency.  I have real estate investors and homebuyers in Phoenixville & surrounding areas that will contact me to walk through the property with them so they can get a good plan together for repairs after settlement is completed.  The buyer in this scenario is buying the home far enough under market value to give them a nice cushion for repairs and, ultimately, profit when they resell. 

 


Why else should you contact a home inspector

There are other times when you might need a home inspector, whether it's resolving an appraisal/bank issue, getting your home ready for sale, preparing for a large-scale renovation, etc.

 

Whatever your reason, don't delay in contacting your home inspector.  It's always better to have the information sooner than later.
