The average sales prices of the Branford condos sold from January-June 2011 was $186,476 with an average 126 days on the market versus $197,659 for those sold from January-June 2010 with an average 111 days on the market.

Median sales price from January-June 2011 was $155,000.

Donna, Buyers have opportunities and sellers must understand the need to price to Market value and not desires. Prices and units sold are down from last year, and the first half of last year carried a government tax rebate, which is not available this year.

Donna it does not surprise me that the Condo sales are down.  Many of the Condo complexes have not re-certified with FHA, and that eliminates many of the condo buyers for those complexes.

Ed - You're so right.  The buyer tax credit last year had it's positives and negatives and is definitely impacting the numbers for this year.

George - It didn't surprise me either as I'm regularly checking the FHA site to stay up to date on the condo complexes that have been approved.

Kathleen - Thank you.  It's one of the niche markets that I work and understand the importance of keeping buyers and sellers up to date on the latest market conditions.
