Absorption Rates show the number of months inventory, thus how many months it would take to sell all of the existing houses if the sales remain at the same pace and the inventory does not grow at a faster face

 

6 Months = Balanced Market

6+ Months = Buyer's Market
-6 Months = Seller's Market

Sales in most North Oakland County Townships are lower than the same quarter of 2010, thus the frustration felt by the realtors and buyers who are competing with other buyers to acquire the great deals. There seems to be an increase in qualified buyers and consumer confidence. We may have seen an increase in sales had we had a better supply of homes.
