Buyers need to be educated in what the Buyer Broker Agreement is and how this agreement really protects the buyer! The State of Michigan recognizes three types of agencies, if a buyer broker agreement is not in place when a real estate agent is showing a buyer a home, the agent is actually working for the seller and can not disclose any confidential information regarding the home.
When I have a buyer broker agreement, this shows the the buyer that I AM WORKING FOR THEM and on their behalf. It makes it so much easier with a buyer broker agreement, because it is human nature to want to share information with buyers.
