I just got a message from Twitter that my account was sent out as a suggested follow to many of their subscribers. Evidently Twitter has some sort of algorithm that they use to decide what accounts to feature in their suggestions. Even better, I actually got my first solid real estate lead from Twitter as well. I have been tweeting since mid April and the effort is starting to pay off. My formula for tweets is about 5% will be for self promotion, such as new listings I have, recent sales, pictures of my happy clients at closing, etc. From there I allot about 20-30% for real estate information. This helps establish me as having more then basic real estate knowledge, both locally and globally. From there I try to use the remainder of my tweeting time to interact with people I follow. I have had some very interesting back and forth tweets from many recognizable people as well as average every day people like myself. I always try to follow four or five new people every day, of course concentrating very much on local accounts. Additionally, I do try to tweet several times each day.
I have not been as lucky over on Facebook though. But it is starting to pick up. Several people have responded that they enjoy my posts, but I have not been too successful in getting a two way interaction started. I feel that Facebook and Twitter are two completely different situations. What works for me on Twitter does not always work on Facebook.
In my opinion, for social media to really pay off, I have to be dedicated to it and be consistent with it, almost daily. The more people see me and interact with me in a non real estate capacity, the greater the results will be.
