It’s true a solid renovation can increase the value of your home, but it’s those renovations that got pushed to the wayside when life got in the way that will affect the resale value. Most home buyers are all about the move-in factor. They want to move into a house that’s complete; they’re ready to make it their home.

If there are any partially completed renovations, it might be worth your time and money to see them through before you put your house on the market.

Specific Much?

Yes, we all have our passions, but when we define our homes by custom-made rooms with vinyl wallpaper of the 1999 Super Bowl champions, it can be a turn off for potential buyers. Invest the small amount of money to have the wallpaper removed and then select a more neutral color. For potential home buyers, it’s all about versatility. That den that was never used by your family as nothing more than storage just might be the beautiful formal living room the new lady of the house wants.

Smell That?

That cherished family pet who’s beautifully housebroken might have had more than a few accidents when he was a puppy and just because you can no longer smell that…interesting….odor doesn’t mean others won’t notice it. Either have the rugs professionally cleaned as part of your preparation efforts or have it removed, especially if there are hardwood floors below. Get your lawn area neat and tidy as you prepare your house for would-be buyers. No need to invest in costly landscaping services, but a swipe with the hedge trimmers can’t hurt either. Again, it’s all about those first impressions.

Light the Way

Be sure your home is well lit during showings. It might be that opening the blinds serves its purpose but if it’s in the evening hours, you’ll want to allow for plenty of light that will show the true beauty of your home. A word to the wise: stick to well placed lamps with soft light versus stark lighting. It’s really all about the ambiance of a room.
