Jason and Cindy came to me last summer ready to stop paying rent of $725/month and buy their first home.
They had been renting an apartment in the Cincinnati area for 3 years and were sick of it.
I recommended that they meet with a mortgage consultant, who would review their financial situation, including their credit scores and discuss 4 different mortgage options with them, based on their life plans for the next 5 - 10 years. They found an FHA program that they were comfortable with.
After looking at homes available in their price range, they determined they were probably a year away from being able to buy the type of home they really wanted, because most of the homes in their price range were fixer-uppers and they wanted a home they could move right into without doing a lot of work. They were disappointed that they couldn't find the right home. I agreed that unless interest rated came down, they should wait, because I wanted them to be happy with their first home and not buy a home just to buy one.
Then interest rates dropped! Jason and Cindy could now qualify for more home at the same payment they wanted to be at.
I immediately called Jason and Cindy and we started looking again, because the home they really wanted was now affordable. Within two months, they were in a beautiful home that fully met their needs, was within their monthly budget and saved them six months of rent payments totalling $4,350.
They were so happy they had waited and didn't just settle for something less that they had dreamed about.
