By
Real Estate Agent with Heyen Real Estate

Blair, Nebraska is a rural community nestled in the hills north of Omaha. Though located just 30 minutes from the city, Blair's pastoral setting attracts people. If you are looking for real estate that is far enough outside of the Omaha metro area to be surrounded by wide open spaces, yet near enough to allow you to easily access all of Omaha's cultural opportunities, Blair real estate is the place to look.

Perched above the Missouri River, Blair sits at a crossroads where three state highways converge. In addition, I-29 is easily accessible to the east and I-80 run not too far to the south. Consequently, residents of Blair have no trouble getting where they want to go, and they never have to worry about traffic in this peaceful area. With a population of about 8000, Blair offers small-town living at its best. Families love the friendly atmosphere, the top-notch school system, and the affordable housing. The starting price for a three-bedroom home is only $100,000.

Given the range of options available-from Victorian houses to newer luxury homes, lots for building on, or even acreage-Blair has something that will appeal to most any home-buyer.

First laid out in 1869, this historic community began life as a railroad town. It was purposefully planned to occupy the spot where the railroad tracks would eventually cross the Missouri River into Nebraska. Blair was founded by a railroad official named John I. Blair who named the city after himself. Interestingly, some church buildings and businesses were moved across the prairie from nearby communities to help establish the new town. Many of the early settlers of Blair were Danish, and their culture continues to be preserved here. The Blair Historic Preservation

Alliance maintains historic buildings and records in the community. They strive to maintain the distinctive charm of Blair's downtown area, where many of the brick buildings date back to the late 1800s. Also, they maintain some of the original brick streets.

Enjoying the quiet, safe environment of a rural community does not mean giving up recreational opportunities! Blair has over 150 acres of public parks, some of which are part of the Blair Community Arboretum. A wide variety of trees line Blair's streets and fill its parks. The Black-Elk/Neihardt Park was built on the highest point in town and provides stunning views of the hill country, the river valley, and Blair itself. Visitors to this park can also enjoy a fascinating display of outdoor art related to the history of the area. Blair's other parks provide residents with

a swimming pool, trails, a skate park, and a community rose garden. Nearby is a championship-quality golf course. Boating and fishing on the river are popular sports here, as is hunting. The nearby DeSoto National Wildlife Refuge which overlooks seven-mile-long DeSoto Lake offers more fishing as well as an extensive display of artifacts from the heyday of steamboat travel on the Missouri River.

When you buy a home in Blair, you can live the quiet life of rural Nebraska within a surprisingly short distance of the hustle and bustle of the city. I have passed the sign to go into Blair NE like hundreds of times. My grandparents lived in Atlantic Iowa for years! I might just swing over that way next time I come through the area. I love to go exploring!
