Hi everyone! 

I've never had any of my clients stage their homes professionally, however I am very curious about the feedback of clients / agents that have it done regularly.  I do personally feel that it could be a tremendous benefit, however the cost of the service is my greatest hurdle in convincing my clients to take the plunge.  I've been quoted for some houses approx. $3,000 to $6,000 and my clients stated for that price they would go out and buy their own furniture, pictures, etc and keep the staging when it sells...I understand that my clients are not professional home decorators but that's the argument that I sometimes face.

With the amount of inventory in Calgary on the market currently as of Oct. 30, 2007, I feel that all sellers need an edge and home staging could just be that edge! Curious, to hear some feedback. 

My goal with this blog is to be able to represent all my listings in the best possible interests of my clients and with your feedback I will take the appropriate actions.

FYI - This is my first blog so I hope I've done it correctly?

There's no "correct" way to blog and you are just fine.  Regarding home staging, I don't thing your area is comparable to mine in Ann Arbor, MI, but I could be wrong.  As a realtor, I love staging homes and am hoping to become certified in it soon.  I have a B.S. design degree and have had many people want to purchase the look with the unit so there is definitely something to the whole staging thing.  Your quoted numbers sound really high to me.  Are your stagers looking at purchasing all new furniture and accessories for your properties?  Many stagers have their own props and that keeps the cost down.  Perhaps you need to do further research to find an experienced stager who will charge less since they already own the props.  It also depends on how elaborate you want the staging to be - I generally try to to the living areas, kitchen, master bedroom, baths, and forget the rest.  I cut corners in many regards.  The master bedroom bed is usually a cardboard box creation with linens and a "do not sit on bed" sign -people get the idea.
