Choosing A Realtor To List Your Home

If you are considering choosing a Realtor to list your home,What should you consider?

What Questions should you ask?  Should you assume the agent you hire is licensed?

Start with the Real Estate License  ..Ask to see their pocket card ,we are required to carry it with us it has the expiration date of the license on it  .Check The state website at www.tn.gov

Tennessee recently went to staggered licensing renewal dates and some local agents have been purged from the system ,some are still listing property without the licensees they may not know they are no longer in the system . My Question to you is ...If they are so busy in this market to keep track of their licensees are they going to service your listing the way it needs to be ?Are they going to do the job they are hired to do?

Now lets talk about their expired ratio the listings that fail to sell what is their ratio ?

This should also include their withdrawn listings because some agents will withdraw the listing prior to it expiring or even withdraw it to change a price when it could show as Reduced it changes the numbers of listings that agent has had and if they have not have true years of experience will inflate their success rate .

Know their true production numbers some companies do not count the full amount of the sale toward million dollar production levels and in our mls it is a 50/50 that is half to the list agent half to selling agent .This the sale price of the listings

Either level is based on passed sales what are they going to do for you now and in this market what have they changed or added to their basic  marketing plan ,they should prepare a specific plan for your home based on your needs .

Open Houses ...Are the agents you have hired to list to busy or refuse to do them ,If they are important to the seller they should be done ,some will say they never  sell the house that way ,well I know it happens I have written offers on more than a couple over the years.

If you have a Realtor and are not happy with the results they are producing talk to their Broker if you want to get another Realtor within the company most will accommodate your request .  If all else fails Realtors can be fired .I will not suggest this should be done but based on questions I have received from different websites  sellers are not aware this is an option .

There are many other things to consider ,many questions to ask I have left one for last

What is the cost ?....that is Fully Negotiable in this state ....   Ask your Realtor Of choice
