The benefits of working with on agent as a buyerWell, they told me it would happen one day.  I lost a buyer that had verbally told me they would work with me exclusively.  I work hard to go above and beyond for my buyers and sellers. 


When I first meet with people I explain that agents do not get paid until they close on something.  We do all the work and carry all the cost until that time.  In return I simply expect loyalty in return.
 

After a year of working with a buyer, my “client” was not comfortable signing an exclusive buyer agreement with me for a year.  Exclusive buyer agreements should be used for exactly the reason that transpired. 

An exclusive buyer’s agreement is similar to a listing contract for sellers.  It simply states that a buyer will work with you exclusively.  If they see a home they are interested in they will contact you to view it. 

Open houses, for sale by owner, new construction, and other broker listings are the types of properties your exclusive buyer’s agent will be able to help you purchase.  The buyers are agreeing to hire you to exclusively represent them with their home purchase. 

The benefits of working with one agent as a buyer may not be clear to those unfamiliar with the home buying process. 

  • An exclusive buyer’s agent will have a better relationship with their buyers.  There is no pressure or worry of not getting paid after devoting time and money to assist someone with their home purchase. 
     
  • An exclusive buyer’s agent is paid by the seller, so the seller is paying for you to have your own representation. 
     
  • An exclusive buyer’s agent will have a better feel for what the buyer is looking for since they are the only agent showing properties. 
     
  • An exclusive buyer’s agent will keep you informed of your options during the home buying process and you will have the comfort of knowing they are representing your best interests. 
     
  • As an exclusive buyer’s agent your interests and wants are my top priority!  There is no conflict of interest when you work with me as an exclusive buyer agent.

As an ABR I would agree that this should be the way it works best for everyone.  The problem is clients only listen to what they want to hear.

Gene, I agree.  I think the buyer's agreement truly benefits everyone involved.  An agent is going to work harder for someone who has committed to them.

Yes, I have also worked with buyers that I thought would never ever cross me.......but they did.   I don't get it.  Perhaps THEY just don't get it.

Karen, Yes, people have told me in the past to use the buyer agreements.  It's a new year, new office...so I'm using them but it's not easy.  Don't quite understand why some buyers are so afraid of them.

Hopefully that buyer will realize that they must make a commitment to be a good client, just as agents make a commitment to the buyer.  Ah, their loss, Christine!
