Sorry I didn't bring my snorkel. As a home inspector I've gotten used to expect the unexpected. I try to imagine every possible scenario and to prepare accordingly. I always pack extra batteries, an extra camera, my inspection software is loaded on my cell phone, my laptop and my tablet. I carry extra clothing and just about every tool you can imagine. Most people would agree I'm over prepared, but it never dawned on me to bring a snorkel.

Flooded Crawlspace

I drove 50 miles to this inspection, my client drove slightly over 100, the listing agent didn't bother. When I contacted the agent  he informed me that he never attends the inspections. Then he proceeded to tell me that perhaps I should be better prepared. I didn't bring my snorkel and he didn't get the sale.

Suesan, some of our basement do flood but this one....hmmmmm...next time don't forget the snorkel...lol.

There was 37 inches of water at the entrance and it got deeper further in. I should have bought my fishing rod as well.

I guess stuff happens, I'm just glad I opened the entrance to the crawlspace before I started inspecting the house.

Here you hardly ever see the agents at the inspection, but they tend to make sure the property is ready for inspection the day before.

I have to say, I have never brought a snorkel (or boat) to an inspection before either.

Did you ever find the point of origin or was this a disastrous plumbing leak?

Thanks for sharing your experience.  I remember the time I was carefully going down the basement stairs in a home with no power when I stepped into a flooded basement.  Fortunately, I had only one wet foot and was not hurt.
