                                            RULES TO FOLLOW

 

   There are certain things I just cannot figure out and maybe I can shed some light on this for you that own property that just does not seem to sell.

          What you are about to read is a true accounting of the past two weeks.

 

My client calls me and says I would like to look at this particular home as it fits her search perfectly. Can you call and get us in this Sunday. I look at the listing, see that it requires 24 hr notice and with 48 hrs in hand call the listing broker,

                  who happens to also be the owner....... 

                                                                      .

 

    After no response to my voice mail I call the office number and leave a message on Saturday (was told by the office they would get in touch with her at home) hoping to see it on Sunday.

 

Well after a few showings on Sunday I get a call on Thursday from................you guessed it the listing agent broker telling me my message went into her spam folder and she did not get the office message till Wednesday night.

                               That alone is funny because I did not send an e-mail I called .....twice.

 

Regardless we tried to set up an appointment for the up coming weekend set the day and time and then I heard the following, call me to remind me as there are workers there getting the house ready and they will need to be gone by then.

 

                                                                                       

 

 

 

                             Let's see if I can get this straight,

                                                                             

                                                     You did not return my phone call's all weekend

                                               Waited till Thursday to call me back and in a nutshell lied

                                              I am suppose to call you to remind you that we are coming.

 

                   YOU OWN THE HOME, YOU SHOULD BE CALLING ME WITH A BOX OF CANDY AT THIS POINT

 

May I remind you your home has been on the market for 265 days, is slightly over priced and should be ready for show.

 

                                          SO FOR THOSE AGENTS THAT OWN PROPERTY

 

                                    Call agents back that actually wish to show your property

                                    Have it show ready the day you list it, after all it is yours

                                    Have the home available for showings

 

         Now these are basically the same rules that apply to every listing ....................but if you are the owner / broker

           do me a favor.........................

 

                                         DON'T CALL ME BACK you deserve to have your home sit there.

It does sound like the property is not for sale.  It may be being used to get calls.  Or she is short selling and is trying to keep from foreclosure with the bank.  Something is wrong.

Tim, Regardless of her reasoning she could have picked up the phone and not made us both look like fools

Could be that the listing agent is using the home to pick up a few buyers and really doesn't want to show it to a cooperating broker.  Call me suspect, but dang . . . if the listing agent/owner is so full of it, and there's so many hurdles, are they really serious??

Carla, I know and the only one that looses the most is that agent / broker. If she is selling her next property for $ 100 I would not show it to my dog.

How aggravating!

It is the same thing with the mechanic who's wife cars barely runs, the carpenter who's own home looks like hell. So go figure.

I have been having a hard time finding stuff to write about. I guess since this April post is the last one you wrote you are having trouble too. ready to see more of your stuff!
