Need Downpayment Money? Sell Something!

A tough thing for home buyers to come up with these days is downpayment money and/or closing costs. First time buyers can often get assistance with downpayment through specific programs like MHDC's downpayment assistance program (First Place Loans) offering assistance with either 3% of the mimumum 3.5% FHA downpayment requirement or a lower interest rate.

Other programs may include Rural Developement 100% loan programs or grant programs from specific cities in your area. You must meet certain qualifications for these programs.

What if you don't qualify for a program and you don't have the money for the downpayment or closing costs? Perhaps you need just a few more dollars to pay off a credit card to help your debt ratios to qualify for a loan.  Why not sell something you don't need or have a garage sale?

"I am selling a wedding gown! It is an Oleg Cassini gown with a built in bra and slip ($200 value). It has also had a bustle put in already ($185 value).

I had bought this as my first wedding gown, but I ended up wearing a different one on my wedding day. It is gorgeous on, and very flattering.

It is IVORY, SIZE 12, and ready to be worn.

I paid $1200.00+Bustle for it, and I am asking $700 OBO for it. It is worth your money.

Kalene, you win today for most creative way of helping a buyer get a downpayment!  This is really gorgeous, and along with selling homes on Craigslist, this just might be another avenue for putting money in her pocket--and probably FASTER than selling a home will be for the rest of us!

Hi Jane,  She never even wore it.  She bought another dress at the last minute. I think she put on a few pounds and didn't have time to alter it again. It's really brand new.

Selling stuff that your do not need is a very good way to generate cash for a down payment.  Motorcycles, boats and RVs are among the first things to go.

Remember the Down Payment funds need to be seasond , the Underwriter would like to understand " Where did the Money came from " Keep your recipe of sale and be prepared writing a Letter of Explaination for the Money trail.

I have seen a Sale of a Rolex . The funds have been deposited in the Account  however no evidence .
