Wesley Chapel Florida Real Estate Market Report – June 2012

In June 2012, 84 homes were sold in Wesley Chapel in Pasco County with a median price of $150,000. This compares with 80 homes sold during the same period last year which translates into a 5% increase in the number of homes sold and a 5% increase in the median sales price (from $143,000 to $150,000).

At the end of the month there were 285 homes for sale in the Wesley Chapel area; 29% of the available homes sold in the last month. 285/84 = an inventory of 3.4 months. There has been a 36% decrease in the number of homes available for sale from June 2011 to June 2012 (from 446 to 285).
