The key to a fast loan process is often times centered on documentation and the clients cooperation.  Clients who provide the required documentation quickly can help to insure that their loan is processed quickly.  A clients cooperation is essential to making sure that the mortgage process goes as fast as possible.  

It is important for clients to understand that the more time and energy their lender has to spend getting them to cooperate by providing the required documents, the slower the process and the less likely the approval process will go smoothly for them.

By having as much of the required documentation at the time of loan application as possible, clients will save time and often times avoid a frustrating loan process.

I understand that gathering all of the required documents can be time consuming and difficult in some cases.  However, the home mortgage process is such that now days you must provide the documentation or your alternative is to not receive a mortgage at all.  Like with all things, the sooner you get started on the mortgage approval process, the better.  In addition, being prepared helps to move the process faster but also helps to insure that the pre-approval you receive is valid and rock solid.

So true Sharon. I like to tell clients you are guilty until you prove yourself innocent when it comes to a home mortgage.  The underwriter will assume you have no income, no assets and that you don't qualify until you are able to produce the documentation necessary to prove you do qualify.  Clients who take our advice and cooperate quickly are generally the happiest and have a fast and easy process.  

Those that choose not to help document their file are often surprised when they get request after request for documentation and then feel like the loan process was more difficult then climbing Mt. Everest.
