WHAT, Its not a buyer's market???    Multiple offers???

Yes, that’s right, multiple offers. This is happening with more frequency that both buyers and sellers realize. If the “potential sellers” knew how our local real estate market (Chittenden County, Vermont) was they would be calling to list their houses.

For the past few years some sellers have been waiting for the market to get better. Well while they were waiting it happened. If you don’t believe me just ask my buyers.Strong sellers market in Burlington, Vermont They have had the experience of having a house they were offering on receive multiple bids … not once but twice to the same buyers. I have cautioned buyers in general

"When you finally pick the house you want to persue… jump on it", do not hesitate or throw a real low ball in. Come in with a wise and thoughtful offer after discussing it with your agent and leave it open for only one day or two at the max. Get the negotiations done promptly lest it become a multiple bid situation.

My advice to potential sellers is … call me at (802) 238-3939.

Multiple offers on homes for sale is happening in South Burlington, Underhill, Jericho, Burlington and Essex Vermont. Other areas maybe too but the Greater Burlington, Vermont area is HOT!

I like your ad for your services and when it becomes a Sellers market buyers might have waited too long. We have a sellers market here in Katy and inventory is getting slim. Sounds like you have the same situation in Vermont.

Barbara ---  it’s refreshing to hear Vero Beach has come around that strong.

Jim --- I am finding that the hardest part. They hear me and believe me intellectually but on a more primal level there is still fear that the market fall back off at the drop of a hat. Some of us older folks have seen this cycle a couple times.

Robert --- So Katy TX has a low inventory too. Well I was just explaining to a young couple today that there was only 1.8 months inventory in the market they were shopping. (there was only 3 houses that met their criteria close enough to consider offering on and they just lost one to multiple offers) A good balanced market should have about 5 or 6 months inventory. (IMO)

Dana, Those buyers in the Vermont area better take your advice and give you a call so you can look out for their interest especially if it goes to a multiple offer situation.

Thanks for your vote of confidence. It can be frustrating when we agents know what the buyers should do and if we “tell them” it seems pushy or bossy or could even come across as self-serving when we are just trying to get them the house they want for the best deal. After they lose one or two, and when the events unfold exactly as predicted they start to listen. It’s all good, and at least things are moving fast enough to be a problem for the buyers. (:o}›   

I could not help myself. I am taking a blogging boot camp and I like to fool around with the blog editor.

Good to hear that Georgia has a strong market too. I don’t know where the national press gets their information. They should talk to the people on the ground.

Dana, multiple offers seems to be a 'buzz' word in my town - as long as the home is priced right! Average days on market is less than 60 days for a home priced up to about $700K! So, we need more inventory...

Dana, I'm seeing LOTS of multiple offers here in Charlotte, too.  Buyers just don't get it until they've lost out on a house they love.  It's time to get serious if you want it!

Praful, That’s good news that our New England cousins have a strong market too. I believe you may have a better high end than we do. Our inventory over 500K is fairly strong.

Melissa, yes they never believe us until losing one or more homes they really like. I have had buyers shake their heads in disbelief and still try a low ball offer. Hmmm… still not quite believing it.
