Do I have to have a sign on my lawn?

Today I want to touch base with having a sign on your property. I just came from a house we listed and they didn't want a sign. My question is why not? Usually I get the same answers. One mainly is people don't want their neighbors to know. I also hear with the Internet these days you really don't need a sign. In regards to the neighbors, when your house is for sale guys like me or women are going to be showing the houses to groups of people and your neighbors are going to notice this and they are to come to the conclusion pretty quickly that either you are selling drugs or your house is for sale. So believe me your neighbor is going to figure it out.

It’s better to have a sign. As far as the Internet goes this regards the both of those objections. Not too long ago I had a house, this is a true story. The seller didn't want a sign. His house was the last house on sub division Gulf View Dr Dumont. Nobody really drives on that street unless they live there. So he didn't want a sign. A few weeks later I convinced him to let me put a sign up. So I did. Before I got back to the office I received a call from someone who wanted to see the house and what happened is a that a woman who lived near the house called her sister all excited that a new house nearby was for sale. They wanted to live near each other. Low and behold the person bought the house. So there is the perfect example. If you want to sell your house, you want to sell quickly and sell it for the most money with the least problems, so you are better off putting the sign up. Dave, I agree, having a sign is a critical factor when marketing a home for sale. Hope your area wasn't too hard hit with Sandy; I grew up in Ho-Ho-Kus, and went to high school at Academy of the Holy Angels, and still have many friends in the area.

I couldn't agree with you more.  The sign DOES bring nosey neighbors but if any of them have friends or family that are interested in the area, your seller wins.  I also think that folks in that situation may be a easier negotiation as they have an emotional attachment to the house already. And don't dicount drive-by traffic.  Especially if you have something on the sign that connects the driver to a website with more information about the house (QR Code, internet address, text number, etc.).  Thanks for the post.  Hope all is well in your part of NJ.
