Amazing that we are already into the 4th Quarter of 2012 and it's been a good year so far for Real Estate in Incline Village, NV and Crystal Bay, NV.  Total unit sales are up, total volume is up and even though the Median and Average prices are down across the board, it is not because the values are down, it is because the lower priced condos and homes are making a come back and affecting that pricing.  78 of the 103 condominiums sold this year are under $400K, all 26 of the PUD sales are under $1Mil and 68 of 108 single family homes were sold under $1Mil as well.  The highest sale this year so far is $8,550,000 compared to other years with sales over $20Mil+.  It is difficult in Lake Tahoe in general to use median and average prices affectively since they are soooo affected by a small amount of skewed sales data...
